FAQ's Sales module

1. How do I add a new Sales contract?

Select the Contracts icon in the Menu pane. Select the Sales folder in the Folders pane. Select the Add button on the program tool bar to add a new contract. Before you can navigate off a new Sales contract the program requires that a check mark in the Representing Buyer and/or Seller check box and dates in the Acceptance and COE Days/Date fields before you can navigate to the next page or to another record or module.

2. What document can I print from Contracts to include all contract and contact information for the parties involved?

After completing the Sales contract pages select the Print button on the program tool bar to open the print dialog window. From the Reports tab select Sales Summary, then select Print. The Sales Summary is one of the most useful documents produced from the Sales contract. After an offer is accepted and the Prospects and Servicers have been entered in their respective modules, complete the Sales contract. Print to the printer for your records and print to File to create a .pdf document. The file Sales Summary.pdf is saved in the C:\Real Estate Real Easy\Output folder. The Sales Summary.pdf can be attached to an email and sent to the escrow officer, agent representing the other side, your client, and loan broker if representing the buyer.

3. Is Prospect and Servicer information maintained in a Listing or Sales agreement even if I delete their records in the Prospects and Servicers modules?

Yes - You can delete a Prospect or Servicer record that has been assigned to a contract. Their contact information is still displayed in the contract and included when printing reports from the contract. You cannot navigate from the Sales contract to their records in the Prospects or Servicers module as their record no longer exists. Real Estate Real Easy maintains the Prospect and Servicer information in both Listings and Sales contracts to maintain the contract's documentation.

4. The Bookmarks pane is disabled while on the Agreement page. How can I use a Bookmarked Prospect?

Prospects in the Bookmarks pane are only available for use when the cursor is placed in the number field of Address line one or the Prospect field in the Buyer/Seller tab.

5. How do I enter a property address in a Sales contract?

From the Sales contract Agreement page place your cursor in the number field of address line one then select the bookmarked Prospect from the Bookmarks pane. If you did not Bookmark the Prospect's record select the small Search button in the Bookmarks pane header to open the Bookmarks search window. Type in the last name of the Prospect then select the Find button. Select the Insert button in the Bookmarks Search window to insert the selected record address into the contact. If the search does not find the desired Prospect's record return to the Prospects module and add a new record for the Prospect. From the Prospects record select the Bookmarks Add button to add the Prospect to the Bookmarks pane. Return to the Sales contract, place your cursor in the number field of address line one and select the Bookmarked Prospect.

6. There is more than one seller for the selling property. How do I add two sellers to a Sales contract?

On the Sales contract Agreement page, Buyer/Seller tab, select the small Add button to add a new row. You may add as many rows as needed for assigning multiple Buyers or Sellers to a Sales contract. Make sure you place a checkmark in the appropriate Buyer or Seller column.

7. I am sharing a Sales contract with another agent. How can I add their contact information to the contract?

On the Sales contract Agreement page, Agent/Broker tab, select the small Add button to add a new row. Select the new row to display the pull down arrow. Scroll to and select the other agent to assign their record to the contract. Their record must be in the Servicers module and assigned the category of Agent/Broker or their record will not be available in the drop down menu for selection.

8. While in Sales, how can I be sure I am not making a conflicting appointment. How do I open the Day Viewer from the Listings modules?

Select the Date button on the program tool bar to open the Calendar Tool. Double click on the desired date in the Calendar Tool and the Day Viewer opens to display that day's appointments. You may select any date on the Calendar Tool to view appointments for that day. Use the Date tool and Day Viewer together to prevent making conflicting appointments.

9. What is Content Sensitive Help?

Select the Help button on the Program Tool Bar to open help specific to the window currently open in the program. Select a field, section or button in the Help image to display immediate help for that field, section or button.
